Buying a house or condo in Montreal? Know your next step

Start with your non-negotiables
Tell us about your budget, preferred areas, timing and daily needs. We turn them into clear search criteria, with your essentials separated from the things you can compromise on.
How We Help
We turn your criteria into a search, including properties listed by other brokers, arrange the visits, help you compare the documents, prepare your promise to purchase and follow each condition through to the notary.
The Purchase Process
From first visit to final signature
Step 1
Prepare
Clarify your priorities, financing plans and the terms of your representation.
Step 2
Compare
Look at the spaces, documents and practical differences—not only the photographs.
Step 3
Make an offer
Discuss the price, conditions and deadlines before submitting a promise to purchase.
Step 4
Complete the purchase
Follow the agreed conditions and prepare the file for the notary.
Know Who Represents You
Know who is representing you
Before you proceed, we go through the terms with you in writing so nothing about your representation is left to assumption.
01
The brokerage contract
What you are agreeing to, for how long, and what it commits each side to.
02
Remuneration
How it is set out in the contract and who is responsible for paying it.
03
Who represents whom
The duties your broker owes you, and the ones owed to the other side of the transaction.
04
A representation conflict
If a property creates one, we explain the arrangements the rules require rather than assuming the same broker can act for both sides. (OACIQ)
Before you begin
Should I get pre-approved before visiting?
A mortgage pre-approval helps you set a realistic budget before arranging visits. It does not guarantee final financing, which also depends on the property and the lender’s conditions.
What costs should I budget for beyond the price?
Allow for inspection, notary fees, transfer duties, adjustments and moving costs, as applicable. Ask your lender and broker to help you identify the amounts and any other costs specific to your purchase.
Can you help me buy another broker’s listing?
Yes, our assistance is not limited to properties listed by our team. Before proceeding, we clarify your representation agreement and any conflict that could affect who represents you.
What should I review before buying a condo?
For a divided co-ownership, review the declaration, financial statements, meeting minutes, insurance and the syndicate’s attestation on the condition of the co-ownership. Also examine available maintenance and contingency-fund documents, planned work and potential special assessments.
What happens after an accepted offer?
The conditions and deadlines written into the accepted promise to purchase guide the next steps, including financing, inspection and document review where applicable. We help track those steps and prepare the file for the notary.
